Rent Prices & Cost of Living in Kenya in 2026 — City Guide

Unlike much of West Africa, Kenyan rent is paid monthly — which makes budgeting easier, but service charge and transport can quietly double your housing cost.

Nairobi

• Bedsitters and single rooms: the entry point, widely available in Pipeline, Kasarani, Roysambu and Rongai.
• 1–2 bedroom apartments: mid-market in South B, South C, Langata, Syokimau and Ruaka.
• Premium: Kilimani, Westlands, Lavington, Riverside, Karen and Runda, often with service charge on top.

Mombasa and the coast

Nyali, Bamburi and Shanzu are the premium coastal addresses; Likoni, Mikindani and Mtwapa are far cheaper. Short-stay demand pushes furnished prices up during holiday seasons.

Kisumu, Nakuru and Eldoret

These regional cities offer significantly more space for the same money than Nairobi, with Milimani-type neighbourhoods at the top of each local market.

Costs beyond rent

• Service charge — confirm what it covers before signing
• KPLC tokens (prepaid electricity) and water, sometimes billed per unit
• Internet, garbage collection and parking
• Matatu or ride-hailing fares — a cheap house far from work is rarely cheap

How to get a better deal

Rent slightly off the main estate road, ask whether the deposit is one or two months, and let verified agents bring you options that match your budget instead of paying viewing fees to strangers.
