Accra's rental market moves fast, and most disputes come down to one thing: money paid before the paperwork was checked. This guide walks you through renting in Accra safely — from advance rent to your tenancy agreement.
1. Understand the rent advance rule
Ghana's Rent Act, 1963 (Act 220) limits rent advance to a maximum of six months for monthly tenancies. In practice, most Accra landlords still demand one to two years upfront. You can negotiate — many landlords accept 12 months instead of 24, especially outside prime areas like Airport Residential, Cantonments and East Legon.
2. Confirm who actually owns the property
Ask for the land title certificate or lease from the Lands Commission and match the name on it with the person collecting your money. If a "caretaker" or family member is renting it out, ask for written authority from the owner.
3. Know what an agent may charge
Agent commission in Accra is typically the equivalent of one month's rent (sometimes split with the landlord). Be firm: viewing a property should never cost you a separate "inspection fee" paid before you see the house.
