Rent Prices & Cost of Living in Ghana in 2026 — Area by Area

Rent in Ghana is usually quoted per month but paid in a lump sum for one or two years. Budget for the total, not the monthly figure.

Accra

• Single room / chamber and hall: the most affordable option in Kasoa, Madina, Ashaiman and Amasaman.
• 2-bedroom apartments: mid-range in Spintex, Adenta, Tesano and Dansoman.
• Premium serviced apartments: Cantonments, Airport Residential, Labone and Ridge, usually quoted in US dollars.

Kumasi

Kumasi is materially cheaper than Accra for the same size of home. Ahodwo and Nhyiaeso sit at the top of the market; Asokwa, Atonsu and Suame are far more affordable.

Takoradi and Tamale

Takoradi's market is driven by the oil and gas sector, so serviced units near Airport Ridge command a premium. Tamale remains one of the most affordable regional capitals in Ghana.

Beyond rent — what else to budget

• ECG electricity (prepaid meters are common — confirm the meter is not shared)
• Ghana Water bills or a private water tanker where supply is irregular
• Agent commission, usually one month's rent
• Trotro or ride-hailing transport costs — living far out can wipe out the rent savings

How to pay less

Negotiate the number of months upfront, rent slightly outside the prime corridor but near a main road, and let verified agents come to you with what actually fits your budget instead of paying to view homes you can't afford.
